US data center firm Skybox and real estate firm Prologis have filed to develop another data center around Austin, Texas.
The companies this week filed an application with the Texas Department of Licensing and Regulation for Skybox Hutto 4.
Located at 3399 County Road 132 in Hutto, Williamson County, Building 4 is described as a single-story core-and-shell building with future use as a data center.
Construction on the 846,300 sq ft (78,625 sqm) building is set to run from January 2027 to October 2028. Skybox is set to invest $550 million in the project.
The site owner is listed as Hutto Data Center Campus, LLC, an affiliate that shares an address with real estate firm Prologis, a known partner of Skybox.
Hutto is part of the wider Austin area and is located around 28 miles (45km) northeast of the city.
Skybox first filed plans for Hutto 1 at 4200 County Road 132 in October 2023. Plans for Hutto 2 were filed in April 2024, and Hutto 3 in May 2024.
Hutto 4 is due to be larger than any of the other three buildings – with the first two buildings both listed as 235,720 sq ft (21,900 sqm) and the third as 492,350 sq ft (45,740 sqm)– though the rest are set to span two stories.
The site is part of Skybox and Prologis’ PowerCampus, which is planned to offer 600MW of IT capacity across 3.88m sq ft.
Skybox first partnered with Prologis in early 2021, when the two companies filed to convert an empty warehouse owned by the real estate firm in Chicago, Illinois, into a data center. The companies are working together on multiple other projects.
Skybox has projects in Austin, Dallas, Houston, and Wichita Falls in Texas.
Iron Mountain and Colovore are also developing sites in Hutto.
