A developer has filed for permission to develop a data center campus outside Phoenix, Arizona.
First reported by AZBEX, real estate firm Ryan Companies is seeking to rezone a planned warehouse site to from General Industrial to General Industrial with a Planned Area Development Overlay for a data center development.
The request for rezoning was recommended for approval by the Eloy Planning and Zoning Commission in its January 15 meeting. Staff had recommended approval with conditions.
Eloy, in Pinal County, is located some 70 miles south of Phoenix and 50 miles northwest of Tucson.
The greenfield site, totaling 122 acres on the southeast corner of Estrella Road & Houser Road, is currently owned by Coton City Industrial Park, LLC.
According to city documents, Ryan Companies aims to invest more than $470 million in developing a 400MW, 1.25 million sq ft (116,130 sqm) campus, known as the Southwest Crossing Data Center.
Documents suggest up to three 285,120 sq ft (26,490 sqm) buildings are planned, with additional substations constructed on the property “as needed.”
Ryan previously planned an industrial warehouse development on the site, to be known as the Southwest Crossing Industrial Park. Announced early last year, the site was set to feature up to six buildings totaling 1.9 million sq ft (176,700 sqm), but development never started.
Founded in 1938, Minnesota-based Ryan is a national real estate developer and manager. The company has been involved in several data center projects, including for the University of Iowa. The company also develops offices, healthcare and life sciences facilities, logistics and industrial buildings, retail, and residential properties.
