PowerHouse Data Centers and real estate and investment firm Provident are developing a large data center campus in the Dallas-Fort Worth area of Texas.
AREP-owned PowerHouse and Provident Data Centers this week announced the co-development of a 768-acre data center campus with a 1.8GW switchyard.
Located just outside of Grand Prairie in northern Ellis County, the first 500MW tranche has already been approved through ERCOT. This is the first project for the recently announced joint venture.
The first building is set to be energized in May 2026. The companies said the campus will have a total of 24 buildings developed over three phases.
Provident Data Centers is the data center arm of the Dallas-based real estate development firm Provident.
PowerHouse and Provident announced a joint venture to develop the campus in DFW last month, but didn’t provide details on the scope of the project.

The joint venture marks PowerHouse’s second Texas project, having announced a 200MW project in the Irving area of Dallas last year.

Provident offers data center development services, including securing locations, feasibility studies, power procurement, regulatory compliance, and infrastructure design. Its current portfolio includes nine data center projects; eight in Texas and one in New Mexico.
The developer also announced plans to build a data center on a 200-acre site in northwest Indiana in May last year. The plan was rejected. Provident then pitched a seven-building campus in Burns Harbor, Indiana, in August. Last year, Provident sold a warehouse site to PowerHouse for its existing Texas site in Irving.
On its website, Provident lists six projects in Texas: Grand Prairie, Fort Worth, Irving, Plano, Dallas, and Austin. It also lists three ‘legacy’ projects in Dallas and Richardson, as well as Albuquerque, New Mexico.
Founded in 2022, PowerHouse is a wholly-owned division of American Real Estate Partners and has more than 6GW of capacity either planned or under construction in Northern Virginia, Virginia, Texas, and North Carolina.
