Data center developer PointOne has purchased a flex industrial property for $42 million in Sterling, Virginia.
First reported by Biz Journal, the developer acquired the Dulles Design Center on a 9.4-acre site at 45449 E. Severn Way in Loudoun County.
The current plan includes a two-story, 244,000 sq ft (22,700 sqm) data center.
The facility has received conditional approval, according to the county’s land use application database.
PointOne is also reportedly eyeing up additional land located adjacent to the site, including a popular driving range.
According to the publication, a now-removed brochure on PointOne’s website depicted two adjacent data centers spanning 665,000 sq ft (61,780 sqm), plus a substation, across three adjacent parcels.
In addition to the Dulles Design Center, the other two parcels are the two adjacent properties owned by Carter Machinery Co. Inc.
A person familiar with the sale told Biz Journal that the three-parcel plan was more of an aspiration than a solid plan, adding that PointOne does not have Carter Machinery’s parcels under contract.
Carter Machinery does have a preexisting relationship with PointOne, supplying backup power at some of its projects.
One of Carter Machinery’s parcels includes the Dulles Golf Center & Sports Park, a driving range, which it acquired in 2024 for $28 million.
Shortly after that acquisition, Carter Machinery filed a rezoning application to expand its warehouse onto the driving range site or to pave the way for future development with several allowable industrial uses, including a data center.
That application is currently under review by Loudoun County’s land use regulators.
PointOne has three existing data centers, all located in Virginia, in Remington, Richmond, and Virginia Beach. The company is planning to scale its operations, aiming to build 14 data centers.
Last month, the developer secured funding from an unnamed investment firm.
