California-based real estate group Panattoni Development has received the building permit for a data center in Barcelona, Spain.

Located in the Parc de l’Alba in Cerdanyola del Vallès, the 88MW facility is projected to be the largest in Catalonia, spanning up to 50,169 sqm (540,000 sq ft).

Plans for the facility first surfaced in April 2023. At the time, the facility was only expected to offer 48MW.

The first phase, scheduled for completion in Q4 2026, will see 42MW of electrical power set live across 21,292 sqm (229,200 sq ft). The second phase will see the remaining 46MW set live.

The estimated investment for the first phase will total around €300 million (310.95m).

“This achievement and the imminent start to connect the 42MW of electrical power to our site were two of the most eagerly awaited milestones for us and for the potential clients,” said Gustavo Cardozo, managing director of Panattoni in Spain and Portugal.

Founded in 1986, Panattoni has developed around 625 million sq ft of office, logistics, and industrial space in the US alone.

Most recently, the company announced plans to develop 1GW of data center capacity across North America.

In 2022, the European unit abandoned plans to build a data center in the UK in the Borehamwood area of London alongside Pure Data Centres. The two companies planned and were granted permission to develop a three-story, 41,763 sqm (449,500 sq ft) data center set to offer up to 50MW of capacity. However, the deal did not compete, reportedly due to energy constraints in the area impacting development timelines.

The Parce de l'Alba in Cerdanyola del Vallès is located just 20km (12.4 miles) from Barcelona. The city is home to the likes of EdgeConneX, Edged, Equinix, AtlasEdge, Exa Infrastructure, and Vodafone. The Medloop and 2Africa cables also land in the city, with the Medusa cable set to land later this year.
