A Lumen-occupied data center is up for sale in California.

Via Crexi, Starboard Commercial Real Estate is listing 6440 Shellmound Street in Emeryville for sale. The listing price is $6.5 million.

Emeryville is a city located on the San Francisco Bay in Alameda County, between the cities of Berkeley and Oakland.

The site is fully leased under an absolute triple net (NNN) lease to Lumen Communications - formerly known as CenturyLink - until at least 2026. It generates $294,983 in rent annually. The site has served as a CenturyLink location since 2000 – the company has two more five-year lease options running until 2036.

Built in 1960, the 11,264 sq ft (1,046 sqm) facility includes a 1.2MW standby generator. As is often the case with older telecoms sites, the facility runs on DC power.

“[The] short-term nature of the lease provides the opportunity for an owner-user to take advantage of all of the current infrastructure,” the sales brochure notes.

The site is described as “one of the region’s key repeating nodes” along the Bay Area’s main fiber route and provides fiber to local companies. Images of the facility suggest it is mostly empty, with a small amount of networking gear in one area.

CenturyLink rebranded its enterprise business as Lumen Technologies in 2020. The company retains the CenturyLink brand for its consumer Internet services.
