Keppel’s DC REIT has divested a data center in Cyberjaya, Malaysia, to the company leasing the facility.
The sale of the Basis Bay Data Centre, located at 4710 Jalan Cyber Point 5, was announced last week by Keppel DC REIT Management, the manager of Keppel DC REIT.
The sale was done through Basis Bay Capital Management Sdn. Bhd., a subsidiary of Keppel DC REIT, to Basis Bay Services MSC Sdn. Bhd., an “unrelated third party” which is also the current master lessee and facility manager of the property.
The purchase price is RM55.6 million ($12.3m). The deal is set to complete in Q3 2025. The existing master lease agreement and facility management agreement on the property will be terminated on completion.
Keppel said the divestment is in line with the REIT’s “proactive asset management strategy to optimize portfolio performance.”
The Basis Bay facility is described as a four-story colocation facility with an adjacent two-story office building in Cyberjaya, approximately 50 kilometers southwest of the Kuala Lumpur City Center. Completed in 2009, the building was "built with provision for future expansion," according to Keppel.
Owned by Keppel DC REIT, it is operated by Keppel Data Centers. It was the only Malaysian facility owned by Keppel DC REIT, though Keppel Data Centers also operates a facility in Johor.
The Basis Bay facility was part of Keppel DC REIT’s portfolio when it IPO’d in 2014.
Keppel’s Securus Fund acquired an 80 percent stake in the facility in 2012, with the remaining 20 percent stake in the data center owned by a company within the Basis Bay Group. At the time of the acquisition, the site had a long-term lease agreement with Basis Bay Services, a managed service provider in Malaysia.
Founded in 1996, Basis Bay provides data center and cloud services, as well as facility management and consulting.
As well as the Cyberjaya site, Basis Bay operates two facilities in the Glenmarie area of Kuala Lumpur. It is developing a second Cyberjaya facility alongside STT GDC, and has plans for facilities in the NCER area of northern Malaysia and Johor.
