Data center developer Karis Critical has acquired land in Chicago, Illinois.

As reported by the Daily Herald and Real Deal, Karis acquired 180 acres of land in the Hoffman Estates area for $45 million from 5a7.

The greenfield site, known as the Plum Farms property, is located at the northwest corner of Route 59 and Higgins Road.

Hoffman Estates have no formal plans have been submitted yet, mayor Bill McLeod told the Herald

The site was previously earmarked as a residential development that would have hosted more than 1,000 family units and up to 200,000 sq ft (18,580 sqm) of commercial space.

“It was a pleasure dealing with the village of Hoffman estates and the buyer, the founder of which is a well-heeled, incredibly talented man that I’ve known for seven or eight years,” Anthony Iatarola of 5a7 told The Real Deal. “I’m so confident that what he has in mind and the village is going to work cooperatively and become a tremendous success for the participants and the area.”

Karis describes itself as an investor in land, energy, and infrastructure for data centers. The company didn’t provide comment to The Real Deal.

The company last year filed to develop a nine-building campus outside Chicago in Merrillville, Northwest Indiana. Karis Critical is also developing a data center in Dekalb, Illinois.

On its website, Karis’ portfolio includes 500 acres across two sites around Chicago; 200 acres across two sites in Colorado; 1,600 acres across four sites in Ohio; and a 200-acre site in South Carolina.

As well as Karis Critical, CEO Jake Finley also founded and leads Karis Capital and cold storage firm Karis Cold.

While Elk Grove is the main data center hub within the Chicago metro, Microsoft is developing two data centers in the Hoffman Estates area of the city, and Compass is redeveloping the former Sears HQ into a major campus.
