Logistics real estate firm ESR has announced plans to develop a 60MW data center in Central Tokyo, Japan.

The data center in Ariake, Koto-Ku, will be the company’s fourth data center in Japan and its second in Tokyo.

Construction will commence in Q2 2026 with the data center expected to be operational by the end of 2028.

The Ariake site will offer hyperscale, cloud, and large enterprise clients with scalability and connectivity, said the company.

Other details about the 60MW data center have not been shared.

Stuart Gibson, ESR Group co-founder and co-CEO, said: “Data centers are a key growth engine for ESR and our Ariake development expands our portfolio across Japan and APAC. Japan is one of the largest and fastest growing data center markets in the world and our Ariake project will be transformational in terms of the amount of capacity it will bring to Central Tokyo.”

He added that the company has 1.5GW in the pipeline in cities including Hong Kong, Osaka, Seoul, Sydney, Mumbai, and Singapore.

ESR Data Centre Fund 1, the group’s data center investment fund, has $1.35 billion of equity commitments for digital infrastructure investment.

ESR has traditionally been focused on logistics real estate, but has made a number of investments in the data center space since 2021.

The company currently has three other sites in development in Japan; the 130MW Cosmosquare data center campus in Osaka; 100MW Keihanna data center campus in Kyoto; and 30MW Higashi Kurume data center in Tokyo.

ESR acquired land in Sydney in February, previously earmarked for a Digital Realty data center. The company sold a data center and logistics facility in South Korea at the end of last year.

ESR subsidiary ARA Asset Management also has a data center footprint through its Logos Group unity, which partnered with Pure Data Centres for a 20MW facility in Indonesia.
