An office and data center is up for sale in San Angelo, Texas.

EXP Commercial is listing 2701 S Johnson Street as up for sale. A listing price was not included.

Built in 1955 and renovated in 2024, the property totals 286,610 sq ft (26,625 sqm) across six stories on a 10-acre lot in Tom Green County.

The data center floor currently totals 38,000 sq ft (3,530 sqm) with 6MW of critical power. The site is able to host around 800 racks.

However, the sales brochure notes the potential to add a further 50MW of power to the site, which it said could host up to 8,000 racks if the whole site is pivoted towards data center use.

It is listed as a data center investment opportunity with expansion potential.

“This space offers endless potential for high-security office tenants, expanding data center operations, co-working spaces, and climate-controlled self-storage,” the listing notes. “Zoned for General Commercial/Heavy Commercial use, this property provides a solid foundation for a wide range of business ventures.”

The site was previously occupied by fiber firm Frontier, and Verizon before that.

Texas-based colocation and hosting firm Cloudnium lists the location as one of its sites.

The company says its first suite at the site totals 30,000 sq ft (2,787 sqm) and is able to host up to 600 racks – currently offering 6MW but plans to expand to 50MW in the coming years.
