US-based Real Estate Investment Trust (REIT) Carter Validus is showing no sign of letting up on its data center buying spree, purchasing AT&T’s 142,952 sq ft data center in Waukesha, Wisconsin, for US$52m.

The data center, which will be leased back on a 10-year contract to AT&T, was built in 1989 by Wisconsin Bell which was acquired by AT&T.

It most recently purchased a New Jersey data center 100% leased to Wipro subsidiary Infocrossing in June this year with Server Farm Realty.

And in March it acquired a multi-tenant facility in Raleigh North Carolina for US$19.5m with 143,770 sq ft of space that classes Peak 10 as one of its main clients.

This followed a number of purchases in 2012, including two data center properties in Texas and a 53,000 sq ft data center leased to Level 3 Communications.

The new property in Wisconsin includes 40,000 sq ft of raised floor space and 60,000 sq ft of space for supporting infrastructure and critical systems.

It is currently used to house enterprise applications for AT&T’s business operations.

Since its launch, Carter Validus’ model has been to buy data centers and healthcare facilities around the US. The REIT was launched in December 2010 with an initial public offering, originally intending to buy data centers, healthcare facilities and education facilities, but eventually adjusted the model to just the first two.

In August this year Carter Validus said it increased its credit facility to US225m, with contributions from four new banks adding US$110m in provisional lending funds for the increase of the REIT’s net lease assets.
