Avaio is developing a large data center campus in Appomattox County, Virginia.
Avaio Digital Partners this week announced it has signed an agreement with the Appomattox County Economic Development Authority (EDA) for the purchase of a 452-acre business and industrial site in Appomattox County.
The company said it aims to invest $3 billion into the site, which reportedly has 300MW of confirmed power from CVEC and Dominion.
Further campus specifications and timelines for delivery weren't shared.

Located to the east of Lynchburg, Appomattox County is located in the center of Virginia. Not known for its data center market, the county’s population totals a little over 16,000.
“This project in Appomattox County exemplifies our strategy of expanding Virginia's thriving data center industry beyond traditional hubs, bringing high-tech jobs and significant investment to communities across the Commonwealth,” said Virginia Governor, Glenn Youngkin. “By leveraging Virginia's world-class digital infrastructure and business-friendly environment, we're creating opportunities for economic growth and diversification in every region of our state."
According to Cardinal News, the Avaio site is located just north of the town of Appomattox, and is accessible from US 460 and Virginia 26.
Garet Bosiger, chairman of the EDA, added: "We're thrilled to support Avaio Digital in this transformative project. It represents a major opportunity for economic growth and technological advancement in our community."
Founded in 2016, Avaio Capital is a US infrastructure investment firm focused on the digital, water, energy transition, and transportation sectors. The company launched Avaio Digital Partners in 2021 to focus on build-to-suit development and construction of sustainable hyperscale data centers in the Americas and Europe.
The company says it has secured more than 1.2GW of capacity from utilities and aims to build out 600MW by 2027.
Appomattox is one of three projects Avaio has in Virginia, according to its website. The other two are both sat in Caroline County.
The Carmel Church Data Hub, in Ruther Glen is a hyperscale build-to-suit and wholesale data center campus. The 100-acre campus will reportedly deliver more than 300MW. The initial phase of the development will offer 130MW and is projected to come online in H1 2026. A county site plan suggests two buildings are planned.
The company also lists a planned project in the Ladysmith area of Caroline County, but details haven’t been shared. A Caroline County site plan for a Ladysmith data center campus suggests two buildings – though the company behind the project isn’t named.
Beyond Virginia, the company previously announced plans for a 50MW project outside Ottawa, Canada; and acquired a defunct golf course in Pittsburg, California, on which it plans to develop a technology park and data center – though the project is facing opposition. It has also filed to develop a campus in County Mayo, Ireland.
According to Avaio’s website, the company has further data center sites under development in Algete, Spain; Jackson, Mississippi; Little Rock, Arkansas; and Dallas and Waco, Texas.
