Plans have been filed for a new data center campus outside Augusta, Richmond.

A development of regional impact application has been filed by 3 G Investments, LLC with the Georgia State Department of Community Affairs for the Nixon Technology Center.

Located at 1538 and 1550 Four H Club Road and 3806 Mike Padgett Highway in Richmond County, the project is set to total 3.34 million sq ft (310,296 sqm) of data center space across 388 acres. The project could come online in 2028/2029.

The proposed site is largely vacant land adjacent to Augusta Regional Airport, just outside Augusta and some 150 miles (241 kms) east of Atlanta. Full details of the development haven’t been shared.

The property owner is listed as the Nixon Trusts, represented by Augusta real estate law firm Trotter Jones.

It's unclear if any data center developers or end users are involved in the project at this point.

SGPB Holdings, LLLP, on behalf of The Nixon Trusts, last year requested to rezone 100 acres at 1550 Four H Club Road from agricultural to heavy industrial to develop a manufacturing warehouse. The request was granted by the Augusta planning commission in November.

Google, QTS, and Cloverleaf have a data center presence around Augusta.

Atlanta and its surrounding areas have traditionally been a Tier 2 market, but increased demand for data centers has resulted in a surge of data center proposals.

DRI applications for more than a dozen campuses, totaling tens of millions of square feet across dozens of buildings, have been filed over the last couple of years. While many are in Atlanta’s traditional data center heartland around Fulton County, applications have been filed for projects across the Peach State.
