A data center has been approved in Hampton, Georgia.

As reported by Henry GA, Hampton officials have given the 133-acre property located north of Georgia 20 at McDonough Street a conditional use permit.

Located in Henry County, the site is part of the larger Henderson Farms project, a 900-acre mixed-use development that has never been built on. It is now slowly seeing development.

Southeast Property Holdings LLC first applied for a conditional use permit earlier this year to build the county’s first data center. The project is permitted within the site’s existing mixed-use zoning.

The campus will comprise three buildings, each spanning 195,000 sq ft (18,166 sqm), and will feature an electrical substation.

According to city documents, the applicant is in discussions with the University of Georgia to build a hydroponic farm and training facility within the campus.

Southeast Property Holdings will be responsible for negotiating power supply for the site. Further details have not been disclosed.

The city’s conditions require Southeast Property Holdings to preserve at least 100 feet of buffer along the property line and provide landscaping to screen the substation and buildings from the surrounding area.

Other conditions will see the developer donate grown produce from the site to non-profit organizations, set aside land along the Towaliga River for a city park, contribute $75,000 to Hampton, incorporate green roofing for its buildings, and submit a noise impact study.

The developer must also use sustainable strategies to minimize water consumption, as well as complete pedestrian improvements on the surrounding streets.

It is still unclear which company is behind Southeast Property Holdings.

While it is the first approved data center project in Henry County, two other requests are still awaiting zoning decisions. These sites are located on Rocky Creek Road and Simpson Mill Road.

Hampton is 30 miles south of Georgia's state capital, Atlanta, which is a major data center hub. Many developments clustered around Fulton and Douglas Counties to the west of the city.
